Utility and service costs –from electricity to water and waste

• Bills are produced quarterly.
• You will receive one invoice for each contract.
• The actual costs are billed.
• The exact contract period is taken into account in the billing period.
• Several costs are summarised in one invoice: energy (heating, cooling, electricity), water and wastewater, waste disposal, cleaning of communal areas, maintenance costs, management fee
• The amount of the utilities drawn is measured. This applies to each building and medium, if technically possible and economically viable. Major consumers are measured separately where technically possible and economically viable.
• The pay-as-you-go model takes into account the existing monitoring station structure within the building and allocates the quantities consumed based on the user. Utility-specific factors are used when dividing the costs – these are weighted depending on the use of individual rooms and allocated according to the costs of the rooms. The utility factors are based on common standards, comparison with other reference objects and test measurements.
• The overheads relate to the common-use areas such as technical rooms or corridors and are allocated to the rentable areas.
• The maintenance costs include the service charges levied in the building for repairing, operating and maintaining the facilities. The distribution of maintenance costs is proportional to the share of the total of the commodity price and overheads.
• The management fee covers Flughafen Zürich AG's internal expenses for managing the utility costs and service charges. This is calculated as a percentage surcharge on the utility costs and service charges.

Commodity/service price:

• The commodity price depends on consumption.
• The service price is determined based on the cross-building infrastructure systems for the primary supply. It includes all expenses for providing the service capacity up to the supply boundary, is independent of the amount drawn and must therefore also be paid even if nothing is drawn. If you are a tenant of Flughafen Zürich AG, this component is generally included in the rent and/or service charge and is therefore not charged.
• Within a utility there are several types of utility which have different values and thus also rates. These are displayed in the rate lists.  

The current utility rates are as follows:

• Utility rates as of 1 July 2022 (pdf, German only)

• Utility rates as of 1 January 2024 (pdf, German only)

The invoices are sent out at the end of every quarter:

• Q1: end of April
• Q2: end of July
• Q3: end of October
• Q4: end of January

• Company
• Accounts receivable number
• E-mail address of invoice recipient
• Contact person and telephone number for questions

Flughafen Zürich AG obtains its electricity from the industrial companies in Kloten (IBK). In addition, Flughafen Zürich AG produces part of the electricity at Zurich Airport with a gas turbine for district heating production and with photovoltaic systems.
